• Sites must have a least outline planning in place, with full planning in place prior to lending.

COMMERCIAL DEVELOPMENT FINANCE.

• Loan size £500,000 to £5,000,000
• Commitment period 12 to 18 months
• Up to 50% of gross development value
• 100% of development costs
• 100% of interest
• Must be a committed pre-sales or pre-lets alongside a viable take-out.
• First Charge
• Personal Guarantees and life cover.

PLANNING GAIN FINANCE.

• Loan size between £200,000 and £1,000,000
• Terms up to one year
• Maximum debt up to 40% of market value based on existing planning use
